CPM-Based Baseline Scheduling of a Four-Door Rental House Project in Samarinda using Microsoft Project

Abstract

The small-to-medium construction sector, particularly rental housing development, is highly susceptible to schedule delays and cost overruns due to conventional and intuitive management practices. This study aims to analyze project scheduling, identify critical activities, map labor requirements, and estimate project costs for a four-door rental house construction project in Samarinda, Indonesia. A quantitative case study approach was applied using the Critical Path Method (CPM) integrated with Microsoft Project software. Project data were obtained from technical documents, budget plans, work schedules, field observations, and interviews with project supervisors. The analysis included the preparation of a Work Breakdown Structure (WBS), determination of activity dependencies, forward and backward pass calculations, and schedule evaluation. The findings show that the project can be completed within 133 working days, from November 18, 2025, to May 4, 2026. Critical path analysis identified several activities with zero total float, beginning with foundation excavation work, indicating that any delay in these activities would directly affect project completion. In contrast, non-critical activities such as ceramic installation possess a float of up to 24 days, providing flexibility for resource allocation and schedule adjustment. The total controlled project budget was estimated at IDR 535,020,359, while the project’s cumulative physical progress reached 66%. The integration of CPM and Microsoft Project successfully generated a reliable baseline schedule for monitoring project performance. Therefore, implementing digital scheduling systems is recommended for improving efficiency, budget transparency, and time-cost control in small-scale construction projects
